“I feel that a trusted closing company is an extension of your real estate team, even if your “team” only consists of one agent. We know when we are sending our closings over to OTT that they have us and our clients’ best interest in mind. They are very aware that their performance is also reflective on the lasting impression the clients will have on us as agents.

We had one particular file that was not the smooth and easy close that we all had envisioned at the start. The seller was given incorrect information from their bank regarding how much their payoff was on their home. And, we also found out that the bank was deeper into the foreclosure process than anyone realized.

After negotiating and accepting an offer, we found out that the payoff was about $10k more than the seller was originally told. The bank had no desire to talk to anyone, including the seller, and we were all referred to the foreclosure attorney for any further communication. Surprisingly (or not so surprisingly), the foreclosure attorney also had no desire to talk to any of us, including the seller.

We read the foreclosure letter and saw their breakdown of fees and the net needed. The seller still was not going to net enough to pay off their loan. The letter also included many “anticipated” fees, should the home be foreclosed on. To our eyes and our logic, if we closed prior to the anticipated fees being accrued, that would bring the net price much closer to payoff needed.

But we needed the foreclosure attorney’s to verify this was correct and let us know what the actual, incurred costs would be. We continued our calls to the foreclosure attorney for over a week, with no response.

We needed more help, but the bank wasn’t helping, and the lawyer’s office wasn’t returning our messages. Our hands were tied. In stepped Jennifer with OTT. She said she had a couple contacts at the lawyer’s office, and she would see what she could do.

Finally, someone responded to her, and we had communication. It took a lot of effort on Jennifer’s part to get the lawyers to continue to communicate. She was not backing down, and she was advocating for our client in a way we couldn’t because we couldn’t get through the red tape by ourselves.

For 3 weeks she continued to work her magic with the lawyer’s office. I know she was contacting them almost every day. We were all holding our breaths even on the day of closing, waiting for that new pay off to be received from the lawyer’s office that would have the final figures that would verify the seller would net enough to pay off his loan. I know we all breathed a huge sigh of relief when that transaction closed and everything was done correctly and accepted by the foreclosure attorney.

Jennifer and her team have always treated our clients and us like we are their number one priority. They take this stressful process of buying or selling a home and walk clients through it however they need. Whether it be a little extra hand holding or a friendly voice on the other end of the phone that listens to our clients as they try to understand how the closing process will go, or just taking the time to go over the same questions over and over, our clients feel well taken care of.

Or as in the case above, she became a full-time negotiator on behalf of our client to stave off foreclosure, and achieve a successful
settlement.”
